e& Business Powers Smart Digital Future for SA’ADA New Cairo

In a major step toward advancing smart real estate in Egypt, e& Business, the enterprise division of e& Egypt, has entered into a strategic agreement with Horizon Egypt Developments to design and deploy a fully integrated digital ecosystem for SA’ADA New Cairo.

The collaboration aims to embed advanced connectivity and digital infrastructure at the core of the project from its earliest development phases through full-scale operations.

High-Level Signing Ceremony Highlights

The agreement was signed during an official ceremony attended by Eng. Hazem Metwally, CEO of e& Egypt, and H.E. Sheikh Abdullah bin Majid bin Saeed bin Rashid Al Nuaimi, alongside senior leadership from both organizations.

Mr. Sherif El Khouly, Chief Business Officer at e& Egypt, and Mr. Ibrahim Beshir, Board Member at Horizon Egypt Developments, formalized the partnership in the presence of key executives.

A New Model Beyond Traditional Connectivity

This partnership goes beyond conventional telecom service delivery by placing digital infrastructure at the center of the real estate operating model. It includes Triple Play services, high-speed fiber-optic connectivity, and Internet of Things (IoT) solutions, all unified within a single operational platform.

The initiative is designed to enable real-time data-driven decision-making, improving operational efficiency, reducing downtime, and enhancing long-term service quality.

Ultra Fiber Network for Future-Ready Connectivity

As part of the rollout, e& Business will deploy its Ultra Fiber network, offering symmetrical, scalable, multi-gigabit speeds. The network is engineered to maintain high stability and minimize signal loss, even during peak demand periods.

This robust infrastructure ensures that SA’ADA New Cairo is equipped to support next-generation digital services and smart applications.

Smart Operations Platform with Real-Time Intelligence

At the heart of the ecosystem lies a unified smart operations layer that connects devices, sensors, and systems across the development. This platform enables real-time data collection and analytics to support predictive maintenance, energy and water monitoring, asset management, and environmental and security insights.

Such capabilities allow for continuous expansion of smart services without requiring major infrastructure overhauls.

The digital backbone will support a wide range of smart city use cases, including multi-functional smart poles equipped with energy-efficient lighting, connectivity modules, environmental sensors, and surveillance systems.

The project vision also includes a centralized digital application for residents, enabling visitor access management, utility tracking and payments, smart home control, and easy access to community and retail services through a single interface.

The platform’s open and scalable architecture ensures that Horizon Egypt can evolve the digital ecosystem in line with technological advancements and changing resident needs.

It also establishes a replicable model for future developments across Egypt and regional markets, maximizing operational efficiency and long-term investment value.

Sherif El Khouly emphasized that true digital transformation in real estate begins with integrating technology from the ground up, rather than adding services later. He highlighted how this partnership leverages e& Egypt’s expertise in networks and IoT to create a scalable and efficient operating model.

Dr. Abdel Hady El Qasaby noted that the collaboration reflects a shared Egyptian-UAE vision focused on sustainable urban development, where technology plays a critical role in enhancing both operational performance and long-term asset value.

Project Timeline and Deployment Plan

The rollout of the digital infrastructure and smart services will align with the project’s development phases, with full operational readiness expected by the end of 2026.
